Spring 2023

Happy first day of spring y'all!  While it's not as warm as I'd hoped, the sun is shinning and it's supposed to warm up later this week. YAY

It's been a couple of weeks since I last wrote and I wanted to give you an idea of what's been happening in the market and what to potentially expect in the coming months.

  • Move-in ready houses are selling and they are selling quickly, especially if they're in a coveted area.  (popular price point is $150,000-$300,000)
    • What do I mean by selling and selling quickly, I'm talking multiple offers at significantly over list price, (at least $10,000 over).  Some are selling over the weekend and some are selling before we can even get to the weekend.  Ex: A house went active on Wednesday, it was under contract Friday evening.)
    • I'll give you a personal example from this past week, a house went under contract while it was still in coming soon phase, meaning it wasn't able to be shown and essentially someone put in an offer for the house sight unseen.
  • So, It's a great time to sell if you've been considering it, call me 😜
  • If you're a buyer, what can you do if you love a house but you're up against multiple offers?
    • You can offer above asking, however, do note, that if the house does not appraise at what you offered, you'll be left covering the difference in cash or negotiating with the seller to come down in price.
    • Keep the offer as clean as possible, i.e. don't ask for anything such as closing costs or repairs, if any at all.  You do have the option to waive repairs, however, if you do so, still get the home inspection so you know the ins and outs of the house.
    • If you're not in a hurry to move, and the seller still lives in the home, you could let the seller maintain possession (rent to them for a month) after closing while they look for their new home.
    • You could offer to pay a portion of the sellers closing costs
Now I repeat, all above mentioned information is for MOVE-IN READY, coveted location homes. 
Can you still find deals out there? YES, absolutely.  Though, the deals typically require handyman work, or the house may need some updating i.e (kitchen, bathroom, etc).
