Happy New Year Y'all!!


 I hope you're excited to tackle some new goals with me.

A quick market update for those of you who are considering buying or selling in 2023...

  • While showings on homes decreased over the holiday season, they have significantly jumped this past week.  The first week of January had the most home showings since October (5,200ish).  
  • Economist, Real Estate Experts, Freddie Mac and others predict mortgage rates to decrease slightly towards the end of the year, think high 5's. (5.7ish%) fingers crossed!
    • However, the likelihood of them ever being in the 3's again are not realistic.
    • Though, in comparison to where rate's were in the 90's, (8-9%) we're still sitting pretty at todays current rates, which are fluctuating between 5.9%- 6.25% (varies based on credit score and down payment.)
  • The hottest price point is $150,000 - $250,000.
  • Experts predict home prices to slide from the highs they've been the last two years,  the Raleigh and Charlotte market have already declined 2%, I'd expect Greensboro to follow the trend in the coming months.

Hi guys! I thought it would be fun today to run some numbers with you on the funds you'd need to purchase a $110,000 investment property.  Something to remember, unlike a primary residence, an investment loan will require at least a 20% down payment and the interest rates are typically higher as well.
